Weekly Market Update

The Las Vegas housing market stayed mostly steady this week. New listings remained above 1,000, homes going under contract were nearly unchanged, and closed single-family sales were essentially flat. Mortgage rates eased slightly to 6.48%, while the month-to-date median single-family price moved lower to $478,900.

Overall, the data points to a market that is active, but not overly heated. Buyers still have choices, sellers still have competition, and monthly payment remains one of the biggest factors shaping decisions.

What changed this week

  1. New listings stayed above 1,000
    Las Vegas saw 1,063 new listings this week, up slightly from 1,039 last week. Buyers across Las Vegas, Summerlin, Henderson, North Las Vegas, and the Southwest still have a healthy number of homes to compare. For sellers, that means pricing, presentation, and marketing quality continue to matter.
  2. Buyer activity was steady
    Homes going under contract increased from 690 to 696. That is a very small change, but it tells us buyer activity did not fall off. Serious buyers are still moving forward when the home, price, and payment make sense.
  3. Fewer homes returned to market
    Back-on-market listings dropped from 183 to 163. This is a positive sign. A lower back-on-market number can point to fewer financing issues, smoother inspections, better appraisal outcomes, or more realistic expectations between buyers and sellers.
  4. Closed sales were basically flat
    Single-family closings moved from 406 to 409. Sold activity is a lagging indicator, meaning it reflects deals that went under contract weeks ago. This week’s flat closed-sale count supports the idea that the market is steady, not surging.
  5. Rates and prices both moved slightly lower
    The average 30-year mortgage rate moved from 6.50% to 6.48%. That is a small move and does not change payment math much, but any rate relief helps at the margin. The month-to-date median single-family price moved down to $478,900 from $485,000. That is a noticeable week-over-week change, but still within the broader range we’ve tracked recently.

Two high-level concepts worth knowing

Leading vs. lagging indicators
Under contract is a leading indicator because it shows what buyers are doing right now. Sold is a lagging indicator because it reflects deals that were negotiated weeks ago. This week, both numbers were steady, which points to a market moving at a consistent pace.

Deal quality matters
A lower back-on-market count is important because it shows fewer transactions are falling apart. In a payment-sensitive market, clean financing, realistic repair expectations, and strong communication can make the difference between a closing and a relisted property.

  • You still have options, especially with another 1,000+ new listing week.
  • Steady pending activity means good homes can still move quickly.
  • Re-check your payment comfort before making an offer, especially with rates still in the mid-6% range.
  • Watch back-on-market homes for second-chance opportunities, but understand why the previous deal fell through.

  • More inventory means buyers are comparing your home to others. Make sure it shows well.
  • Pricing too high can lead to longer days on market and more concession requests.
  • Since rates remain a major factor, expect buyers to think in terms of monthly payment, not just purchase price.
  • Reduce fall-through risk with clean disclosures, HOA details, repair receipts, and an appraisal-ready comp packet.
