What changed this week

  1. New listings moved back above 1,000
    New listings rose nearly 10% week over week. Buyers across Las Vegas, Summerlin, Henderson, North Las Vegas, and the Southwest have more fresh options to compare. For sellers, that means more competition and a stronger need to stand out.
  2. Buyer activity cooled slightly
    Homes going under contract fell from 721 to 691. That is not a major drop, but it does show buyers are being selective, especially with rates moving higher.
  3. Back-on-market increased
    Back-on-market listings rose from 171 to 186. This can happen for several reasons, including financing issues, appraisal concerns, inspection items, or repair negotiations.   4. Closed sales jumped

    The average 30-year mortgage rate increased from 6.58% to 6.67%. That adds pressure to monthly payments and can make buyers more likely to ask for seller credits, rate buy-downs, or repair concessions.

    The month-to-date median single-family price remained at $480,000. That keeps pricing within the recent range and suggests stability, even as week-to-week activity shifts.
