It is made up of multiple neighborhoods, each with its own character and, in some cases, additional gated access. That means homes within The Ridges can differ significantly in lot size, views, architecture, and amenities.
What kind of homes are actually in the Ridges?
The community is primarily associated with custom and semi-custom homes, although it also includes luxury residences built within established neighborhoods.
One of the biggest attractions is the homesite itself. Depending on the location, properties can offer elevated views toward the Las Vegas Valley, the Strip, Red Rock, or the surrounding mountains. Lot position, privacy, architecture, and outdoor living areas can all play an important role in a property’s appeal and value.
What does it cost to live in the Ridges beyond the mortgage?
HOA costs and requirements can vary by property and neighborhood. Buyers should look at the specific home’s current association documents rather than assuming every property in The Ridges has the same monthly cost.
Before making an offer, review the current HOA fees, budgets, governing documents, transfer fees, and any pending or approved assessments. Your agent can also help determine which associations apply to the property.
Who is the Ridges actually right for?
- Buyers who want architectural control, either through a full custom build or a semi-custom home with real design input.
- Buyers prioritizing privacy and lot size over walkability to retail and dining.
- Golf-focused buyers who want proximity to Bear’s Best without needing to belong to a private club to enjoy the setting.
- Buyers relocating from a market where this level of construction and privacy costs meaningfully more, and who are prepared for Las Vegas HOA layering rather than a single flat fee.
It is generally not the right fit for buyers who want the lowest possible carrying cost, want a shorter path from offer to move-in on a resale, or want to be walking distance to Downtown Summerlin’s shops and restaurants, that is a different part of the master plan entirely.
What should you know before you write an offer here?
Custom and semi-custom homes in guard-gated luxury enclaves are harder to comp than a production home in a standard subdivision, which means appraisal risk deserves real attention before you get too far into a contract. Fewer recent, truly comparable sales inside the same enclave means more appraiser judgment involved, and more room for a number that surprises you. If you are financing a purchase in the Ridges, talk to your lender and agent early about how the appraisal is likely to go, not after you are already under contract.
