The Las Vegas housing market showed signs of improvement this week following several weeks of softer buyer activity. Homes going under contract increased nearly 9%, while mortgage rates declined for the first time in several weeks.
During the week ending October 26, a total of 524 residential properties went under contract, compared with 482 the previous week. Meanwhile, the average 30-year mortgage rate moved from 7.40% to 7.32%.
Home prices remained relatively stable, with the month-to-date median single-family sales price at $475,000, down slightly from last week’s $478,000.
While these numbers represent an improvement in some key areas, the broader Las Vegas real estate market remains sensitive to affordability, particularly with mortgage rates above 7%.

What Changed in the Las Vegas Housing Market This Week?
1. Buyer Activity Rebounded After Several Slower Weeks
Perhaps the most encouraging development this week was an increase in homes going under contract.
A total of 524 residential properties went under contract, compared with 482 the previous week.
That’s an increase of 8.7%.
The improvement is noteworthy because last week’s 482 contracts represented the lowest weekly total in our recent reporting period.
However, some perspective is important.
During the week ending August 31, 686 homes went under contract. Even after this week’s improvement, current pending activity remains approximately 24% below that level.
In other words, buyer activity improved this week, but it has not returned to where it was two months ago.
For sellers throughout Las Vegas, Summerlin, Henderson, and surrounding communities, this reinforces the importance of pricing correctly and understanding current buyer expectations.
2. New Listings Remained Relatively Unchanged
New listings increased from 907 to 908, essentially flat week over week.
This marks five consecutive weeks with fewer than 1,000 new residential listings.
The number of homes entering the market has remained relatively consistent recently, but fewer new listings do not necessarily mean overall inventory is declining.
Total available inventory depends on how many homes are actively listed, how quickly they sell, and how many properties leave the market for other reasons.
For sellers, fewer new listings may reduce immediate competition, but buyers still have existing inventory to consider.
For buyers, it means keeping an eye on both newly listed homes and properties that have been available for several weeks.
3. Mortgage Rates Declined to 7.32%
After several weeks of increases, mortgage rates finally moved lower.
The average 30-year mortgage rate declined from 7.40% to 7.32%.
Although this is only a 0.08 percentage-point decrease, it is a change in direction worth monitoring.
Looking at the bigger picture, rates have increased substantially since August. On August 10, our reported average was 6.58%.
Even after this week’s decline, rates remain approximately 0.74 percentage points higher than that earlier reading.
For buyers, this difference can affect purchasing power and monthly affordability.
For sellers, it means pricing and financing incentives deserve careful consideration.
While a single week’s decline does not establish a longer-term rate trend, additional decreases could help some buyers reconsider their purchasing plans.
4. Fewer Homes Returned to the Market
Back-on-market activity declined from 151 to 137 properties, a decrease of 9.3%.
This is the lowest weekly back-on-market total in the recent data we’ve been tracking.
Homes return to the market for various reasons, including financing issues, inspection concerns, appraisal disagreements, and changes in buyer circumstances.
A decline in these listings is worth noting, although the data does not establish why fewer properties returned to active status.
For buyers, homes returning to market can provide second-chance opportunities.
For sellers, organized documentation, realistic repair expectations, and strong transaction management can help reduce unnecessary obstacles.
5. Closed Sales Declined Slightly
Single-family home sales declined from 338 to 318, a decrease of 5.9%.
Closed sales remain below many of the weekly totals recorded earlier in the summer.
However, there is an important distinction between closed sales and pending contracts.
Closed sales reflect agreements negotiated weeks earlier, while new pending contracts provide a more immediate picture of buyer activity.
This week, pending contracts improved even as closed sales declined.
That makes the next few weeks particularly important for determining whether the increase in current buyer activity translates into stronger closings later.
6. The Median Single-Family Home Price Remained Relatively Stable
The month-to-date median single-family sales price declined from $478,000 to $475,000.
That’s a decrease of approximately 0.6%.
Despite changes in mortgage rates and transaction activity, the median price has remained relatively steady in recent weeks.
However, median sales prices can fluctuate based on the mix of homes closing during the reporting period.
If more lower-priced homes close during a particular period, the median can decline without a corresponding reduction in the value of every individual property.
For anyone selling a home in Summerlin West, Henderson, Skye Canyon, Inspirada, or Southwest Las Vegas, property-specific comparable sales remain more useful than the valley-wide median alone.
Two Important Market Concepts Worth Understanding
One Strong Week Does Not Establish a Market Recovery
The increase in homes going under contract is encouraging, but one week of stronger activity does not necessarily indicate a lasting shift.
Real estate activity can fluctuate due to financing conditions, seasonal patterns, holidays, and changes in buyer behavior.
A meaningful recovery in buyer demand would typically involve sustained improvement across several reporting periods.
For now, the most accurate description is that buyer activity rebounded after several weaker weeks.
Mortgage Rates Affect Buyers and Sellers Differently
Mortgage rates directly influence monthly payments for buyers using financing.
When rates increase, buyers may reduce their target purchase price, increase their down payment, or negotiate for seller concessions.
For sellers, this creates an important strategic consideration.
A seller-funded closing-cost credit or mortgage rate buy-down may sometimes help address a buyer’s affordability concerns more effectively than a similarly sized price reduction.
However, the best option depends on the financing terms, lender requirements, and individual transaction.
What This Means for Las Vegas Homebuyers
If you’re considering buying a home in Las Vegas, Henderson, Summerlin, or North Las Vegas, this week’s market activity presents several considerations.
- Mortgage rates moved slightly lower. Review your financing options and understand how different rates affect your monthly payment.
- Buyer activity improved. Although demand remains below earlier summer levels, attractive properties can still receive attention.
- Negotiating opportunities may exist. Homes with longer market times may offer additional flexibility.
- Look beyond asking price. Closing-cost assistance, repairs, and financing incentives can affect your overall purchase.
- Understand local conditions. Market activity can differ significantly by neighborhood and price range.
The objective should be finding the right property at a price and payment that work for your circumstances.
What This Means for Las Vegas Home Sellers
For sellers, the recent improvement in buyer activity is worth watching, but market conditions still require a disciplined approach.
- Price according to current conditions. Recent comparable sales and active competing listings should guide your pricing strategy.
- Prioritize presentation. Professional photography, property condition, and thoughtful marketing can help differentiate your home.
- Understand buyer affordability. Rates above 7% can limit purchasing power.
- Consider concessions strategically. Some buyers may benefit from closing-cost assistance or mortgage rate buy-downs.
- Manage the transaction carefully. Complete disclosures, HOA documents, repair information, and proactive communication can help avoid complications.
The goal isn’t simply to generate interest. It’s to secure a qualified buyer and successfully close the transaction.
