What changed this week
- New listings increased again
New listings rose from 1,056 to 1,109. Buyers across Las Vegas, Summerlin, Henderson, North Las Vegas, and the Southwest have more fresh options to compare. For sellers, more inventory means more competition. - Buyer activity softened
Homes going under contract fell from 691 to 655. That’s a 5% drop week over week and continues the theme of selective buyer behavior. Buyers are still active, but they are watching value, condition, and monthly payment closely. - Back-on-market improved
Back-on-market listings dropped from 186 to 173. This is a positive sign for transaction quality. Fewer homes returning to market may indicate fewer financing, appraisal, inspection, or repair issues. - Closed sales dropped
Single-family closings fell from 536 to 344. Sold activity is a lagging indicator, meaning it reflects deals that were negotiated weeks earlier. One week does not define the trend, but the size of the decline is worth monitoring. - Rates improved slightly
The average 30-year mortgage rate moved from 6.67% to 6.58%. That helps payment math a little, but rates remain in the mid-6% range. Affordability is still a major driver of buyer behavior. - Median price moved lower
The month-to-date median single-family price dropped from $480,000 to $459,000. This is a meaningful week-over-week move, but early-month median prices can be affected by the type and price range of homes closing. We’ll need another week or two to determine whether this is a real pricing trend or simply mix-driven movement.
Two high-level concepts worth knowing
Leading vs. lagging indicators
Under contract is a leading indicator because it tells us what buyers are doing now. Sold is a lagging indicator because it reflects contracts written weeks ago. This week, both pendings and closings moved lower, so we’ll watch closely to see if this becomes a broader slowdown.
Mix shift and median price
Median price can move because home values changed, or because a different mix of homes closed. If more lower-priced homes closed this week, the median can fall even if individual home values did not change much. That’s why one week of median movement should be watched, not overread.
