The Las Vegas housing market remained payment-sensitive this week. New listings were nearly flat at 933, while homes going under contract declined to 517. Mortgage rates moved higher again to 7.37%, closed single-family sales dropped to 299, and the month-to-date median single-family price moved down to $478,500.
Overall, this week points to a market where buyers are still active, but cautious. Rates above 7% continue to put pressure on monthly payment, and sellers need to be careful not to overprice based on short-term price swings. Last week’s median price jump to $515,000 appears likely to have been influenced by the mix of homes that closed, as this week’s median moved back into the upper-$470s range.

What changed this week
- New listings stayed below 1,000
New listings moved from 948 to 933, a small decline of about 2%. Buyers across Las Vegas, Summerlin, Henderson, North Las Vegas, and the Southwest still have inventory to review, but new supply remains below some of the 1,000+ listing weeks we saw earlier this year. - Buyer activity softened
Homes going under contract fell from 566 to 517, a decline of nearly 9%. That is the most important demand signal this week. Buyers are still in the market, but rates above 7% continue to make payment, value, and negotiation room more important. - Back-on-market stayed steady
Back-on-market listings moved from 166 to 164. That is essentially flat and is one of the more stable pieces of this week’s report. In a higher-rate environment, keeping deals together remains important, so financing quality, appraisal preparation, and repair expectations still matter. - Closed sales dropped
Single-family closings declined from 485 to 299. Sold activity is a lagging indicator because it reflects contracts negotiated earlier. This week’s lower closing count should be watched alongside the decline in pending activity. - Rates moved higher again
The average 30-year mortgage rate increased from 7.33% to 7.37%. This keeps monthly payment pressure elevated. At this level, many buyers are shopping by payment first, which can increase the importance of seller credits, rate buy-downs, and repair concessions. - Median price normalized lower
The month-to-date median single-family price moved from $515,000 to $478,500. That is a large week-over-week drop, but it also suggests last week’s higher reading may have been affected by the mix of homes that closed. One week of median movement should not be treated as a full market trend without supporting comp data.
Two high-level concepts worth knowing
Median price can be distorted by closing mix
A median price shift does not always mean every home gained or lost value. It can reflect the price range, size, location, or property type of homes that closed during that period. Last week’s $515,000 reading and this week’s $478,500 reading are a good reminder to avoid overreacting to one week of median data.
Under contract is the better current-demand signal
Sold activity tells us what closed from prior contracts. Under-contract activity tells us what buyers are doing now. This week, pendings declined nearly 9%, which suggests current buyer demand is softer than last week.
What this means for buyers
- You still have inventory to review, even with new listings below 1,000.
- Softer pending activity may create negotiation room on some homes.
- Re-check your monthly payment carefully with rates near 7.37%.
- Seller credits and rate buy-downs may be useful tools when the property supports it.
- Watch back-on-market homes for second-chance opportunities, but understand why the prior deal fell apart.
What this means for sellers
- Rates above 7% make buyers highly payment-focused.
- Pricing too high can lead to longer market time, weaker showing activity, and more concession requests.
- Do not overread one week of median price movement; use current comps and buyer feedback.
- Presentation matters. Clean, move-in-ready homes have the best chance to stand out.
- Reduce fall-through risk with clear disclosures, HOA details, repair receipts, lender communication, and an appraisal-ready comp packet.
