The Las Vegas housing market showed improved buyer activity this week, even as mortgage rates moved higher. New listings remained elevated at 1,103, while homes going under contract increased to 689. The 30-year average mortgage rate rose to 6.63%, and the month-to-date median single-family home price rebounded to $469,990 after last week’s lower reading.

Overall, this week points to a market with steady supply, slightly better demand, and continued affordability pressure. Buyers still have options, but good values are being absorbed. Sellers still need to compete carefully on price, condition, and presentation.

What changed this week

  1. New listings stayed high
    New listings were nearly unchanged, moving from 1,109 to 1,103. Buyers across Las Vegas, Summerlin, Henderson, North Las Vegas, and the Southwest continue to have a solid amount of inventory to compare. For sellers, this means competition remains real.
  2. Buyer activity improved
    Homes going under contract increased from 655 to 689. That is a 5% improvement week over week and the strongest signal in this week’s data. Buyers are still cautious, but they are moving forward when price, condition, and payment make sense.
  3. Back-on-market improved
    Back-on-market listings declined from 173 to 166. This is a positive sign for transaction quality. Fewer homes returning to market may point to cleaner financing, smoother inspections, better appraisal outcomes, or more realistic expectations between buyers and sellers.
  4. Closed sales increased
    Single-family closings rose from 344 to 370. Sold activity is a lagging indicator, meaning it reflects deals that went under contract weeks earlier. This week’s improvement helps, but sold volume is still below some of the stronger weeks we saw earlier this summer.
  5. Rates moved higher
    The average 30-year mortgage rate increased from 6.58% to 6.63%. That keeps monthly payment pressure in the market. Buyers may continue to ask for seller credits, rate buy-downs, or repair concessions as they work to manage affordability.
  6. Median price rebounded
    The month-to-date median single-family price rose from $459,000 to $469,990. Last week’s median price drop may have been affected by the mix of homes that closed. This week’s rebound is a stabilizing sign, but we should continue watching the next few weeks before calling it a clear pricing trend.

Absorption improved this week
Absorption looks at how quickly available homes are being claimed by buyers. This week, new listings stayed essentially flat while under-contract activity increased. That means absorption improved. For sellers, this can help if the home is priced correctly. For buyers, it means the better-value homes can still move quickly.

Median price can be affected by mix
A median price shift does not always mean home values changed across the entire market. It can also reflect the type, size, location, or price range of homes that closed during that period. Last week’s lower median and this week’s rebound are a good reminder not to overread one week of pricing data.
