The Las Vegas housing market entered November with fewer new listings, relatively steady buyer activity, and another small improvement in mortgage rates.
During the week ending November 2, only 814 residential properties were newly listed, a 10.4% decline from the previous week. Meanwhile, 523 homes went under contract, nearly identical to the previous week’s total of 524.
Closed single-family sales increased 16%, reaching 369 transactions, while the average 30-year mortgage rate declined slightly to 7.28%.
The month-to-date median single-family sales price was $475,000, matching the previous week’s reading. However, because we’ve entered a new month, the early November median should be interpreted cautiously.
Overall, the latest Las Vegas real estate statistics suggest that buyer activity may be stabilizing, even as the number of new listings continues to decline.

What Changed in the Las Vegas Housing Market This Week?
1. New Listings Dropped to Their Lowest Level in Recent Months
The most notable change this week was the decline in new listings.
Only 814 residential properties entered the market, compared with 908 the previous week.
That’s a decrease of approximately 10%.
This also represents the sixth consecutive week with fewer than 1,000 new listings.
For perspective, during the week ending August 17, we recorded 1,103 new listings. This week’s total is approximately 26% lower.
This reduction may be partly related to seasonal changes as we move further into fall and approach the holiday season.
However, fewer new listings do not automatically mean total available inventory is declining. That depends on the number of active listings and the pace at which homes are selling.
For homeowners considering selling in Summerlin, Henderson, Southwest Las Vegas, or North Las Vegas, reduced new-listing activity may limit immediate competition.
Still, pricing and presentation remain essential.
2. Buyer Activity Held Steady Following Last Week’s Rebound
Homes going under contract were nearly unchanged this week.
A total of 523 residential properties went under contract, compared with 524 the previous week.
That’s a decline of just 0.2%.
While this might not sound particularly exciting, it represents a more stable pattern following several weeks of declining buyer activity.
Last week, under-contract activity increased nearly 9%. This week’s numbers show that the market maintained approximately that level of activity rather than immediately falling back.
However, it is important to maintain perspective.
During the week ending August 31, 686 homes went under contract. This week’s 523 contracts represent approximately 24% fewer pending transactions.
Buyer activity may be stabilizing, but it has not returned to the levels observed earlier in the year.
3. Mortgage Rates Declined for the Second Consecutive Week
The average 30-year mortgage rate moved from 7.32% to 7.28%.
That’s a relatively small improvement, but it follows last week’s decline from 7.40%.
Over the past two weeks, mortgage rates have decreased by 0.12 percentage points.
This is a welcome change after several months of increasing rates.
Still, rates remain significantly higher than earlier this summer. On August 10, our reported average was 6.58%.
For buyers, even modest rate changes can affect monthly payments and purchasing power.
For sellers, affordability remains an important factor in how buyers evaluate properties.
Seller credits, closing-cost assistance, and mortgage rate buy-downs may continue to play a role in negotiations.
4. Closed Single-Family Sales Increased 16%
A total of 369 single-family homes closed this week, compared with 318 the previous week.
That’s a 16% increase.
This is one of the stronger developments in the latest report.
However, sold activity is a lagging indicator.
Most of these transactions were negotiated weeks earlier, meaning this week’s closings reflect earlier buyer decisions.
The stronger closing count is encouraging, but sustained improvement in under-contract activity would provide a better indication of future demand.
5. Back-on-Market Activity Remained Relatively Low
Back-on-market properties increased slightly from 137 to 139.
That’s a change of only two properties.
What is more notable is how much the number has declined since late August.
During the week ending August 31, 191 properties returned to the market. This week’s total of 139 is approximately 27% lower.
Homes can return to the market for several reasons, including financing, inspections, appraisals, and changes in buyer circumstances.
The decline does not prove that transactions are becoming easier, but it is worth monitoring as an indicator of how many properties are reentering active status.
For buyers, back-on-market homes can occasionally provide another opportunity to purchase a property that was previously unavailable.
6. The Median Single-Family Price Began November at $475,000
The reported month-to-date median single-family sales price is $475,000.
That matches the previous week’s reading.
However, there’s an important distinction this week.
The prior number reflected October’s month-to-date activity, while the new figure begins November’s reporting period.
The number of closed sales included in the early November calculation may be smaller, and the mix of homes sold can have a larger effect on the reported median.
For that reason, it’s too early to conclude that November prices are unchanged from October.
We’ll need additional November sales data to evaluate the direction of median pricing.
Two Important Market Concepts Worth Understanding
Seasonal Slowdown Versus Weakening Demand
Real estate activity often changes throughout the year.
As the holidays approach, some buyers and sellers delay their plans until the following year.
That can lead to fewer new listings, fewer showings, and reduced transaction volume.
However, lower activity does not necessarily indicate declining home values.
To understand whether the Las Vegas housing market is experiencing a normal seasonal slowdown or something more significant, we need to monitor several indicators together, including pending contracts, active inventory, closed sales, mortgage rates, and pricing trends.
This week’s stabilization in pending activity is worth noting, but additional data is needed before drawing a larger conclusion.
Fewer New Listings Do Not Automatically Create a Seller’s Market
When fewer homes enter the market, sellers may assume competition is declining.
However, the number of new listings is only one part of the equation.
If buyers are also purchasing fewer homes, existing properties can remain available longer.
That is why active inventory, months of supply, days on market, and recent comparable sales are important measures.
For sellers, the number of competing properties in their specific neighborhood and price range matters more than the valley-wide new-listing count alone.
What This Means for Las Vegas Homebuyers
If you’re considering purchasing a home in Las Vegas, Henderson, Summerlin, or the surrounding communities, the current market presents several considerations.
-
- Watch available inventory. Fewer new listings mean fewer fresh properties are entering the market, although existing listings may still offer choices.
-
- Review your mortgage payment. Rates have improved slightly, but borrowing costs remain elevated.
-
- Explore negotiation opportunities. Some sellers may be willing to consider price adjustments, closing-cost assistance, or other concessions.
-
- Pay attention to properties with longer market times. These homes may offer more negotiating flexibility, depending on the circumstances.
-
- Evaluate the individual property. Location, condition, comparable sales, and long-term suitability matter more than any single weekly statistic.
A slower market can sometimes create opportunities for buyers who are prepared and understand their financing options.
What This Means for Las Vegas Home Sellers
For homeowners considering selling, the latest statistics present a mixed picture.
Fewer new listings can reduce immediate competition, but buyer activity remains below earlier summer levels.
That makes preparation especially important.
-
- Price according to current market conditions. Recent comparable sales and competing listings should guide the initial asking price.
-
- Present the home professionally. Photography, property condition, and marketing are particularly important when buyers have become more selective.
-
- Understand the buyer’s payment. Mortgage rates above 7% can influence purchasing power and negotiation strategies.
-
- Consider concessions carefully. Closing-cost assistance or financing incentives may help some buyers move forward.
-
- Prepare for a smooth transaction. Complete disclosures, HOA documents, repair information, and clear communication can help reduce complications.
The objective is not simply to attract attention. It is to create a competitive listing that attracts qualified buyers and successfully closes.
