Municipal Gym in Downtown Summerlin: What’s Confirmed, What’s Pending, and What Else Is New

Blog - Oct 13, 2026 (1)

The old Bed Bath & Beyond box on Summa Drive in Downtown Summerlin has a new tenant on the way: Municipal Gym, the fitness and recovery club backed by Mark Wahlberg and operated with support from EoS Fitness. It has been announced since late 2024 and permitted since last fall. What it doesn’t have yet, as of this post, is a confirmed opening date.

Here’s what is confirmed, what is still only announced, and what else has been added around it.

What’s confirmed

What’s announced but not confirmed

  • Opening date. The original announcement said the gym was expected to open by 2026. In April 2026 the Review-Journal reported it was slated to open this winter, and that the gym’s website pointed to late this year. I did not find a confirmed date as of this post.
  • Features. Architectural plans filed with the county, as reported by the Review-Journal, include a central turf area, locker rooms, cold plunge, hot tub, infrared sauna, hydrotherapy, red light areas, cryotherapy, and an IV area. The 2024 announcement also listed a cafe, juice bar, retail, and supplements. Treat all of it as planned until the doors open.

What else is new around Downtown Summerlin

Municipal Gym is one piece of a larger round of additions. Summerlin’s own news page lists:

  • Now open: Whole Foods Market (about 46,500 square feet) anchoring a new center at Sahara Avenue and Town Center Drive, along with Starbucks, Skin Laundry, Optic Gallery, and The Great Greek Mediterranean Grill. CHANEL Fragrance and Beauty Boutique is also listed as open.
  • Listed as opening soon: Alo, BYLT Premium Basics, POP MART, Roche Bobois Paris, and Paris Baguette, plus a remodel of Victoria’s Secret and PINK.

Summerlin says these additions total more than 114,000 square feet of retail and dining space, and notes that opening dates are subject to change. Some of the opening soon names may already be open by the time you read this.

What it could mean for Summerlin and Las Vegas buyers

New tenants change what’s within a short drive, and for some buyers that matters when they compare neighborhoods. It is one factor among many, and no single store or gym sets home values. If you’re shopping near Downtown Summerlin, the practical questions are the ones that affect daily life: drive times at the hours you’d actually be on the road, event and game day traffic around the ballpark and arena, and how close a specific home sits to the busiest parts of the district.

If you’re seriously considering a home nearby, the bigger due diligence items are still the HOA, the lot, and the home itself. I covered the HOA side in what to check on an HOA before you write an offer.

What to watch

  • A confirmed opening date from Municipal Gym or Howard Hughes
  • Which of the opening soon tenants actually open this season
  • Further announcements, which Summerlin says are coming

I’ll update this when there’s a confirmed date.
