Sold in Seven Hills - #FBF

So I don’t know if we can count 6 days as a Flashback, but we’ll go with it. We sold a killer home in Seven Hills, which is a great Master Planned community in Henderson, and want to tell the story.

Seven Hills, named after the Seven Hills of Rome, is a Master Planned community in, well, the Hills of Henderson. For those that didn’t know, this is actually why most of the names in the community are of Roman / Italian origin. Mind Blown, right?

My clients bought the home as a new build in 2001, and have owned it since then. About a year ago, they decided they wanted a change in life, so I helped them buy a home in Boulder City. Going from over 3800 sq ft to under 1500 sq ft is definitely a change of lifestyle, but they found a killer home in historic Boulder City and are so glad they did.

A few months after they moved out, and got everything ready to roll, it was time to start marketing the property. We did contend with some fully remodeled homes, which, compared to my clients home that remained, for the most part, original from 2001, prompted a lot of showings but only a few offers.

As I always tell my clients, we only need ONE offer to work, and we are happy to say that we received the offer. After a few counters, we were able to agree to terms, and get the deal closed, from start to finish, in under 28 days, which is really strong, especially considering the lender was one of the large banks that often take 35-40 days.

Looking at the stats for the Guard Gated community they were in in Henderson, I’m not all that surprised. There are currently 7 homes on the market in the community, with the average on market days currently at 40 days and climbing. There have only been 5 sold in the community in the last 6 months (including ours), and two of them were well over 100 days. Considering the average days on market for all price ranges is about 45 days, the community, based on its price point ($600k to $1,000,000) will take longer to sell. There are currently NO homes under contract in the community. In fact, the home that was under contract across the street from our listing, fell out of contract and was removed from the market just 2 days ago.

While it wasn’t the smoothest deal, my clients were able to fully close their Seven Hills chapter, and move on and fully concentrate on the amazing Boulder City property they bought last year.
