Summit House in Summerlin: What Is Actually Proposed for the Twin 21-Story Condo Towers Near Downtown Summerlin

Blog Template 2

Summerlin has never had a residential high-rise. A plan filed with Clark County could change that. Howard Hughes Holdings and Discovery Land Company have proposed Summit House, two 21-story condominium towers with 260 units near Sahara Avenue and the 215 Beltway, just east of Downtown Summerlin.

This is a proposal, not a project under construction. Here is what has been reported, what has not, and what to watch for if you follow Summerlin and Las Vegas real estate.

What has been filed

Based on reporting from the Las Vegas Review-Journal, NVBEX and Hoodline, which cite the plans filed with Clark County:

  • Developers: a joint venture of Howard Hughes Holdings and Discovery Land Company, filed under the name Block E21 Summerlin Development Management Company, LLC. The two companies are also the partnership behind The Summit Club in Summerlin.
  • Size: two glass towers of 21 stories each, about 1.76 million square feet in total, with 260 condo units.
  • Skybridge: the towers would connect on the 17th floor by a skybridge planned to hold a bar, outdoor terraces, a restaurant and event space.
  • Parking: two levels of below-grade parking.
  • Location: near Sahara Avenue and the 215 Beltway, east of the Downtown Summerlin shopping district.
  • Design team: Hart Howerton as design architect and SCB as executive architect, per NVBEX.

The amenity list in the plans

The filed plans describe a long resort-style amenity package. As reported, it includes:

  • Several outdoor pools, a pool bar, a golf practice area and an event lawn
  • A wine cave and tasting room, a speakeasy lounge and a sports bar
  • Golf simulators, pickleball courts and a bowling alley
  • A fitness center, sauna and hot and cold plunges

All of these are planned features in a proposal. None of them exist today, and amenity lists often change between the first filing and final approval.

What it could mean for Summerlin (hedged)

I would not draw big conclusions from a filing. Still, a few things are worth noting.

It adds a home type Summerlin has not had. Today, attached living in Summerlin means condos and townhomes in low-rise buildings. A high-rise tower with a full amenity package would be a different product with its own buyer pool and its own cost structure, including what will likely be meaningful HOA dues to run all of those amenities.

It fits a pattern of more density around Downtown Summerlin. The Review-Journal has also reported that Clark County approved a separate Howard Hughes project with 354 apartments and street-level retail space near Downtown Summerlin. Taken together, the area around the 215 and Sahara is getting busier. Whether that is a plus or a minus depends on what you want from where you live.

It does not change anything for existing homeowners yet. There is no approval, no construction schedule and no price. Any effect on nearby home values or traffic is speculation at this stage.

What to watch next

  1. Whether the application moves out of review and onto a Clark County public hearing agenda.
  2. Any changes to unit count, height or the amenity list during review.
  3. The first release of pricing, HOA dues and a construction timeline.
  4. How a reservation or sales process is structured, and what deposits are required.

If you are looking at any condo in Summerlin, new or resale, the HOA budget and reserves matter as much as the floor plan. Our HOA due diligence checklist covers what to request.
